Winter Blahs

Wow it's cold!

No fun to even feed the birds on days like this... much less think about oil prices over $3/gallon.

I actually shut down my largest unit for the winter... Cut the losses and overhead for a few months and refigure how to proceed.

The back building at Green St is a 4 unit that gets it's heat from the front building. Both buildings are on one deed and maybe that's something that can be changed. If I put 4 small gas furnaces in the back building, do a subdivision, then I could sell the buildings individually AND the tenants int he back building would be paying their own heat!!!! Wheeee!!

Will talk to plumber buddy on a joint venture to see if he'll fund the heating plants from proceeds of the sale of the building.

Selling two good size buildings could be a lot easier than selling one monstersize building. Will probably yield faster and higher prices also. Will keep you informed.

All my places are documented internally by their house number... in 15 years haven't had two with same number yet!

This place in in Mcadoo. Picked up from forclosure two years ago and Robert lived there till about a month ago. He pulled all the carpets and cleanedup pretty well.

Realtor is meeting me there Monday to review options. With the garage it should be $625 rental, and I could use the income to get thru winter heating season.

Plan is to paint everything white and be done in one week... where's THAT week going to come from?

Neighbors are hot to rent the place but heard from friends that they are local trouble...

Tenant moved Thanksgiving weekend... was Section-8 which included all utilities... great tenant but marginal income for me. Bumped the rent to $595 and rented it right away... tenant pays all!! Yeaaa

Last week I spend one day organizing and hitting walls with plaster in several areas. Yesterday I cleaned up most of plaster and started painting. Two areas need another coat of plaster today... how'd they knock a 2'x2' hole in wall across brom bath?

Back Bedroom came out nice with one coat of eggshell. BR 2 was pink and may need second coat. Master BR looks good with one coat. Will have to check if fresh plaster covered or will leave an image.

Guy showed up who looks decent. Liked the room sizes and loved the hardwood. Signed a lease and he'll move in mext week whether it's done or not. Today will do as much paint as posssible. Hopefully bath leaks are over,,, livingroom ceiling has creeping repair that's been going on for years...

Will do carpets Friday. Could use two more days, but none available this week.
